Our advice to the client was to stage the campaign by conducting a pre-market viewing. We introduced 9 really strong qualified purchasers through the home over the federal election weekend to field interest and gauge the market’s response to the apartment and its value.
We also used this opportunity to drop just listed letters to the surrounding streets and hit the phones to call owners of the nearby homes to establish if they or someone they knew maybe looking for a home/investment in the area which often yields a standout buyer as people that live nearby tend to place a higher value on the street/area.
Our eventual buyer came from literally across the road and hadn’t even been actively looking to purchase. Through the negotiations and in an effort to secure the apartment before it went to the open market the buyers paid 10% above the asking price.
